The USALI 12th Edition

The inaugural edition of the Uniform System of Accounts for the Lodging Industry (USALI), originating in 1926 through the efforts of the Hotel Association of New York City, marked a historical milestone. Effective January 1, 2026, the industry will transition to the 12th Revised Edition. The Uniform System's standardization facilitates a comprehensive comparison of the financial standing and operational performance of a specific lodging property with its counterparts in the industry.

Given the pervasive referencing of the USALI in various industry contracts and documents, stakeholders must acquaint themselves with the format and terminology outlined in the 12th Revised Edition.

The formulation and structuring of the revised USALI edition represent a collaborative effort involving diverse industry stakeholders. This coalition includes:

  • hotel owners
  • asset managers
  • hospitality management entities
  • brand franchising organizations
  • independent establishment
  • owner-operated hotels
  • consultants
  • data analytics firms
  • academia
  • certified public accountants

Notably, this endeavor is intended to ensure consistency with both United States Generally Accepted Accounting Principles (GAAP) and International Financial Reporting Standards (IFRS).

This course will explore the updates in the new 12th edition of the Uniform System of Accounts for the Lodging Industry (USALI). Tailored for hospitality professionals already acquainted with the preceding 11th edition, the USALI 12th Edition Bridge course comprises four modules. 


After completion of this course, participants will be able to:

  • Identify the major changes incorporated into the USALI 12th edition.
  • Identify the significant changes in payroll terminology and layout within departments and the new total property labor reporting.
  • Identify the significant change in reporting for all revenue-generating departments and new classifications and definitions.
  • Identify the significant changes in reporting for all expense departments.
  • Identify the new reporting for all-inclusive and other reporting.
  • Identify the changes in the financial statement layouts for the Balance Sheet, Statement of Comprehensive Income, and Statement of Cash Flows.
  • Identify the new ratio, metrics, and optional schedules.

Policies:

In the event that an HFTP Academy course is cancelled, the cancellation will be communicated via email from Academy@HFTP.org. If a course is removed from the catalog after you have paid but before your allotted time has ended, a refund will be issued per the refund policy. 

The HFTP Academy will issue a refund only if a course is cancelled and access removed before paid time elapses. If a course is purchased by mistake, the HFTP Academy will evaluate the case and may offer to transfer enrollment to another course of equal or lesser cost.
